Mortgage Loan Built Around Your Situation

A mortgage is the largest and longest financial commitment most people ever sign. A quarter of a percent on the rate, or two thousand dollars of unnecessary closing costs, can mean tens of thousands of dollars over the life of the loan - which is precisely why the shopping-around stage matters so much.

Our mortgage desk compares conventional, FHA, VA, USDA and jumbo products from more than forty lenders, then models each offer on total cost rather than headline rate. For first-time buyers we also screen down-payment assistance programmes available in Minnesota and neighbouring states, because many eligible buyers never discover the help that exists.

  • Conventional loans with as little as 3% down for qualified buyers
  • FHA, VA and USDA government-backed programmes where eligible
  • Jumbo mortgages for higher-value properties
  • Rate-and-term refinance plus cash-out and home improvement lending
  • Down-payment assistance and first-time buyer programme screening
  • Pre-approval issued in as little as three business days

What's Included

Everything Covered Under Mortgage Loan

Conventional Mortgages

The standard choice for buyers with solid credit, available with 3% to 20% down and no upfront mortgage insurance on many structures.

FHA, VA & USDA Loans

Government-backed programmes with lower down payments and more flexible credit criteria - including zero-down options for eligible veterans and rural buyers.

Jumbo & High-Value Homes

Financing above conforming limits for larger properties, with specialist underwriting and reserve requirements explained upfront.

Refinancing

Lower your rate, switch from an adjustable to a fixed mortgage, shorten the term, or release equity for renovations and debt consolidation.

Pre-Approval Support

A verified pre-approval letter strengthens your offer in a competitive market and tells you exactly what you can afford before you fall in love with a house.

Self-Employed Borrowers

Two years of tax returns is not always the whole story. We know which lenders accept bank statement and alternative documentation routes.

Simple Process

How We Get You From Enquiry to Approval

Four clear stages, one dedicated advisor, and no pressure at any point.

1
Affordability Review

We look at income, debts, deposit and monthly budget to establish a realistic price range - not just the maximum a lender will approve.

2
Pre-Approval & Rate Shopping

Compare live offers from our lender panel and secure a written pre-approval you can submit with your house offer.

3
Application & Underwriting

We assemble the document package, submit it and stay on top of the underwriter for conditions, appraisals and timelines.

4
Closing & Beyond

We review your closing disclosure line by line before you sign, and monitor rates afterwards for refinancing opportunities.

Ask Your Question

Far less than the traditional 20% in many cases. Conventional programmes start at 3% down, FHA at 3.5%, and VA and USDA loans can require nothing at all for eligible borrowers. Putting down less than 20% usually means paying mortgage insurance, so we model both scenarios and show you the difference over five and ten years.

If you expect to stay in the home for seven years or more, a fixed rate gives certainty. If this is a starter home you may sell within five years, an adjustable-rate mortgage can be cheaper initially. We run the break-even maths for your specific plans rather than giving a generic answer.

Closing costs cover appraisal, title search, lender fees, pre-paid insurance and property tax escrow, and typically run 2% to 5% of the loan amount. We request a loan estimate from each shortlisted lender so you compare real numbers, and some programmes allow seller concessions to cover part of them.

Initial rate comparisons use a soft enquiry. When you formally apply, rate shopping for a mortgage within a short window - generally 14 to 45 days - is normally counted as a single hard enquiry by the scoring models, so comparing lenders does not multiply the impact.

As a rule of thumb, refinancing makes sense when you can lower your rate by around 0.75% or more, or when you can remove mortgage insurance, and when you will stay in the home long enough to recover the closing costs. We calculate your personal break-even point before recommending anything.
